Maisonettes, flats and the doors Northolt asks us to work on

Northolt sits about four miles east of our Ickenham base, on the Central line and either side of the A40 Western Avenue. Much of UB5 was built as council housing between the wars and after 1945, and although a large share is now privately owned or let, the layout has not changed: houses, maisonettes stacked one above another, and low-rise blocks of flats reached through a communal entrance door. RAF Northolt sits on the northern edge and small parades of shops serve the estates.

The lock work that comes out of that mix is fairly predictable:

• Flat and maisonette front doors, often a solid timber door with a rim nightlatch over a mortice deadlock that no longer lines up after decades of use.
• Communal entrance doors with worn latches, failed closers or a cylinder where nobody knows how many keys exist.
• uPVC front doors fitted as replacements for the original timber ones, many now old enough for the multipoint gearbox to fail.
• Lock changes and rekeys when a tenancy ends, a property is bought or a set of keys goes missing.
• Lockouts at all hours, particularly nightlatch doors pulled shut with the keys still on the hall table.

Opening a Northolt door without damage

Whatever the door, the first approach is non-destructive. A nightlatch slammed with the keys on the other side is usually slipped or picked in minutes. A mortice lock is picked or manipulated through the keyway, and a euro cylinder on a uPVC door is picked, decoded or bypassed. Around 95% of the lockouts we attend end with the original lock still working, which matters on a flat door where a wrecked lock leaves the whole landing feeling exposed.

Drilling only comes in on cylinders designed to resist picking, and if it does we tell you before starting and fit a replacement there and then. Flats add one wrinkle: we sometimes need to get through the communal door first. Tell us on the phone whether the block has a keypad, fob reader or trade button and whether a neighbour can buzz us in, and we plan for it before leaving.

Communal entrances, landlords and tenant changeovers

Shared entrances are where Northolt’s housing differs most from the semis in Ruislip or Eastcote. A block’s front door takes far more use than any single flat door, so latches wear out, closers stop pulling the door shut and the cylinder accumulates keys nobody can account for. We service and replace communal door locks, fit keypads and access control where a managing agent wants codes it can change without recutting keys, and can set up a master key system so a resident’s key opens the block door and their own flat while a caretaker key opens everything.

Rental turnover is the other constant. With a good share of the flats and maisonettes now privately let, keys pass between tenants, agents and contractors, and a landlord rarely knows how many are out there. What your insurer expects on a UB5 door

Insurance policies tie cover to a named lock standard, and the door decides which applies. On the timber doors of the older houses and maisonettes it is BS3621: a kitemarked five-lever mortice deadlock, which we fit into the existing door alongside or in place of the old nightlatch. On uPVC and composite replacements it is a TS007 3-star anti-snap cylinder, which resists the snapping attack that plain cylinders are open to. We fit Ultion, Mul-T-Lock, Yale and ERA hardware to whichever standard the policy names.

One point flat owners often miss: the front door of a flat frequently doubles as a fire door on the escape route, and the lock on it must let you leave without hunting for a key. A British Standard deadlock with an inside thumbturn, the BS8621 variant, or a nightlatch of the right grade satisfies both the insurer and the fire-safety requirement. uPVC repairs, replacements and where prices start

A lot of Northolt’s original timber front doors have been swapped for uPVC over the years, and those doors are now at the age where the multipoint mechanism gives out. The signs are familiar: a handle that has to be lifted hard, hooks that only throw with a shove on the door, or a key that spins without unlocking anything. The fault is almost always the gearbox, not the door, and we carry the common Yale, ERA, Winkhaus and Fullex units so the repair is done in one visit rather than the door being condemned. Dropped doors are realigned and their keeps adjusted at the same time.
